Internal walls: interior paint on putty finish.
Ceiling: interior paint on putty finish. False ceiling for toilets.
Wall for bedroom toilets/ powder room: Combination of vitrified/ ceramic tiles and decorative paint.
Wall for servant toilet: Ceramic tiles.
Wall finish for kitchen and kitchen yard: Interior paint on putty finishes for walls. Kitchen and kitchen yard shall not be provided with any RCC slab/ steel support frames, counter top, steel sink , taps, faucets/ fixtures to enable customized and easy fit out of kitchen cabinets.

Electrical

General: Concealed wiring with PVC insulated copper cables, Adequate electrical points as per the attached “SCHEDULE OF ELECTRICAL POINT” and protected by ELCB and MCB of Brand- LEGRAND / Equivalent, Independent Energy meter for each Apartment for KSEB supplied power.
Switches: Good quality Modular Switches of Brand- LEGRAND / Equivalent.
Generator Backup: Power backup provided with diesel fueled power generator of sufficient capacity, subject to maximum limit of 1000W per apartment sufficient to power backup to power all lights, fans, TV and one refrigerator. This captive produced power shall not be metered.
On Grid Solar Power System: Project shall be fitted with ON GRID SOLAR POWER SYSTEM to power the common area facilities (capacity and design subject to the government rules prevailing at that time). This SOLAR POWER SYSTEM will be at extra cost.
A/C provision: Provision to fit centralized Air conditioner –VRF type for each apartment.

Doors & Windows

Entrance door: Engineered door frame with veneered flush door, Door frames and Door shutter shall be of PU / lacquered polished. Door locks shall be digital lock of Brand- YALE / Equivalent
Internal Doors: Engineered door frame with flush door, Door frames and shutter shall be enamel painted. Door locks shall be of Brand- YALE / Equivalent
Toilet doors:/ Engineered door frame with flush door. Door with water resistant coating / laminate finish door. Door locks shall be of Brand- YALE / Equivalent
Windows: Glass panel windows made of powder coated Aluminum sections with combination of fixed and open able / sliding window panels
Balcony / external Door: Glass panel door made of powder coated Aluminum sections–with Sliding /fixed / open able panels

Reticulated LPG

Reticulated LPG Gas with individual consumption metering system subject to the government rules prevailing and this facility is at an extra cost.

Water Supply

Water Supply through underground sump tank and overhead tank of sufficient storage capacity. Each apartment is provided with pipe line system to supply of two qualities of water, namely domestic quality water and flush quality water. Individual water metering is provided to measure the consumption for domestic quality water only for each apartment and this facility is at an extra cost.

Maid's Toilet: floor mounted two piece EWC of Brand - PARRYWARE / Equivalent
